Bay Head & Mantoloking Market Update - August 2022

In the last month, there have been a few closings, and inventory remains limited - homes are slow to come on the market to replace those that have sold. Recent sales include our listing at 958 South Lagoon Lane, sold for $7,500,000. In a few instances, there have been price reductions, but other listings remain on the market, with no change in their original price. Overall, the market has shifted, and is not quite as frantic as it was a few months ago.
Knowing the most important data such as the average sales price, the number of homes sold, and days on market will help you to better track the pulse of the market.
