    Bay Head and Mantoloking Market Update - April 2026

    As is often the case, our inventory has increased as we have progressed into the Spring market. Many homes that have recently come on the market have quickly gone under contract with multiple offers. The exception to this is in the $12,000,000+ segment where some homes have seen price reductions, while others remain on the market and seem to garner very little interest.

    Bay Head Market Update - April 2026

    In Bay Head, there were 8 active listings in March 2026, up from 7 in March 2025. There were 2 new listings, down from 6 a year earlier, and 0 sold listings for the month. Pending activity also came in at 0 for March, compared with 1 pending listing in March 2025.

    The absorption rate in Bay Head was 3.69 months, almost flat compared with 3.65 months last year. Pricing on active listings moved higher year over year, with an average list price of $8,743,750 and a median list price of $6,550,000, compared with $5,575,571 and $6,295,000 in March 2025. Because there were no closed sales in March 2026, the monthly sold price and days on market figures were listed as N/A in the report.

    Mantoloking Market Update - April 2026

    In Mantoloking, there were 11 active listings in March 2026, up from 5 in March 2025. New listing activity also increased, with 6 new listings compared with 2 last year. The market had 0 sold listings in March, down from 1 sale a year ago, and there were 0 pending listings, unchanged from March 2025.

    The absorption rate in Mantoloking was 7.33 months, down from 8.57 months a year earlier. Active pricing increased sharply year over year, with an average list price of $11,026,455 and a median list price of $13,500,000, compared with $6,596,800 and $6,995,000 in March 2025. As in Bay Head, the March 2026 report shows N/A for monthly sold price and days on market because there were no closed sales during the month.

    Bay Head vs. Mantoloking - March 2026 Highlights

    Bay Head had 8 active listings and 2 new listings in March, while Mantoloking had 11 active listings and 6 new listings. Both towns recorded 0 sales for the month. Bay Head had a lower absorption rate at 3.69 months, while Mantoloking came in at 7.33 months. Mantoloking also had the higher active pricing, with a median list price of $13,500,000 versus $6,550,000 in Bay Head.

    Bottom Line

    The March 2026 data shows steady inventory in Bay Head and a larger jump in inventory and new listings in Mantoloking. Both markets had no closed sales in March, so the clearest comparison this month comes from inventory levels, pricing, and absorption rate rather than closed-sale metrics.
