All is well and busy in the Bay Head and Mantoloking market, and we hope that you are having a good summer too! There have been transactions in both towns throughout July, and into August. Overall, the top end of the market ($5,000,000+) has been a bit quieter, and below $2,000,0000 has been a bit busier. In between those two price points, there has been relatively limited inventory, and therefore limited activity. In July, there were 6 new listings, and there were 16 active listings. Recently, we had a closing at 384 Western Avenue, Bay Head (Our listing, $975,000), and two properties on Osborne Avenue have just gone under contract! Traditionally, as we head into late summer, and on into the fall, inventory increases, and we are optimistic that that will occur this season too.
