    We hope that you've had a good month, and that you're looking forward to the start of the summer!  All is well and busy here, but we have had a lot of less than pleasant weather, including a couple of minor nor'easters, and some flooding.  As mentioned, we recently launched a service that allows us to share more timely "urgent" updates (hurricane or flooding updates, for example) with you via text. This includes items that might not "keep" for a month. You can opt-in here.

    We were recently asked to prepare an aerial survey of Bay Head's beaches, north of Mount Street, and you can find it on our YouTube channel.

    Much of the repaving of Bridge Avenue has been completed, and you can see an aerial video of the progress here.

    Though buyer agency has been in practice for many years, it has been a topic in the news recently.  As a result, we have published a blog post explaining what buyer agency is and how it works here.

    We have mentioned this topic before, but property and mortgage fraud continues to be a concern - fraudulent deeds or liens being recorded against a property, without the owner's knowledge.  The Ocean County Clerk offers a service to help guard against this.
     
     
    Other News
    ​

    The Bay Head, Mantoloking, and Point Pleasant Beach Townwide Garage Sale is Saturday, May 4th, from 9:00am to 3:00pm.  Registration is required, and includes a $25.00 donation to the Point Pleasant Beach High School PTO, as this is a fundraiser for them.  Register here.

    There are no specific updates regarding beach replenishment, other than to state that the projects for our area are still delayed to problems with the bidding process.  Overall the beaches in both towns are in pretty good shape, but some Bay Head beaches are narrow, and some access points are closed.  In Bay Head, Strickland Street is likely the easiest access point to utilize right now.  Bay Head's beach access points should all be open by summer. All of Mantoloking's access points are open, though the Downer Avenue ramp has sustained some damage over the winter.

    In Mantoloking, speed bumps have been proposed for Barnegat Lane, but the details of this project are not yet finalized.  There will likely be an opportunity for public comment and discussion this summer.

    Meteorologists have predicted a much more active hurricane season for 2024, and the season officially starts June 1st.  You can read more here about Colorado State's hurricane forecast here.

    Market

    Though there were no closings in Bay Head and Mantoloking in March, a good number of homes went under contract in March, and also in April.  May is likely to be a good month for closings in both towns! Inventory is still lower than average in both towns, but for the most part, the homes that are available are selling rapidly, sometimes with multiple offers.
