Bay Head & Mantoloking Today™ - August 2021
We hope that you continue to have a good summer! All is well and busy here, and we are happy and healthy! Bay Head and Mantoloking are thriving (as you probably know), and the beaches are well attended, though narrow in spots. From what we've heard, the Bay Head Fire Company's Clam Bake was well attended, and so was a great success for them! The annual Glimmer of Hope at Twilight Lake also received a good turnout, though it did have to be delayed by a day due to weather. September is coming, and is one of our favorite months! The water remains warm, and the humidity (usually) fades, as does the traffic... What is your favorite thing about September? Please reply to this email, and let us know!

Twilight Lake Sunset Paddles – September 5th, 7:45pm, and October 3rd, 6:00pm (last of the season).
The “Old Bay Head” exhibit, featuring old Bay Head photographs and other memorabilia continues at the historical society building in Lovelandtown, Saturdays and Sundays, 1 to 4pm, through September 5th.
Antique Classic Boat Show, at the NJ Museum of Boating in Point Pleasant – September 8th, 8am to 5pm.

Meetings
Most remain online – the best source of information right now is the town websites – check for frequent updates and changes. Bay Head and Mantoloking both offer “dial-in” options for the public to attend their meetings. Zoom connections are also offered, and the details are generally shared with the meeting notices.

Market
The inventory of homes for sale in Bay Head and Mantoloking remains limited. The speed with which a home sells right now varies – in general, lower price points and turn-key homes (regardless of value) are selling soonest. Many homes continue to receive multiple offers, or sell over asking price. Our listing at 218 Main Avenue, Bay Head, just sold for $2,400,000 (over the asking price of $2,365,000), was only active on the market for 18 days, and closed less than 60 days afters its list date. Our listing at 447 West Lake Avenue also recently closed, at a price just over $1,081,000. Approximately a week ago, we listed 202 Park Avenue, Bay Head. This property offers a 50 x 140 lot, with a small cottage (sold as-is) at an asking price of $925,000 – an opportunity to renovate or rebuild, just a short walk from the center of town.
At the moment there are 9 homes for sale in Bay Head, and 8 homes for sale in Mantoloking. Currently there are 7 homes under contract in Bay Head and Mantoloking. There have been ten closings in the last 60 days in the two towns combined.
