    October has been a good month for us here in Bay Head and Mantoloking, and we hope that the same is true for you!  Today (October 29th) marks the 13th anniversary of SuperStorm Sandy.

    Beach replenishment is complete in Bay Head and Mantoloking, but the recent storm did take away a lot of sand from the beaches in both towns. Further details about the storm and its effects can be found below.

    Last Saturday (October 18th), a surprising number of witches and warlocks were found paddling around Twilight Lake!  This was in fact a fundraiser for St. Gregory's Pantry - there was a good turnout by the residents, the mayor, and our favorite local witch!

    After the Storm

    As you are likely aware, we had a 3 to 4 day nor'easter over Columbus Day weekend. Happily, while it did cause lots of beach erosion, it caused very little "back bay" flooding. As it turned out, the storm arrived immediately after beach replenishment concluded in Mantoloking, as the contractors were still trying to move their equipment out.

    Overall, the beaches in Mantoloking fared better than those in Bay Head, and northern Bay Head had the most severe erosion.  This included undermining of many beach access walkways, with "cliffs" at their ends, high tides reaching up into the dunes, and many feet of dune fence washing away. Immediately after the storm, many beach access points were unsafe to access, but these have now been repaired.

    Town and state officials have visited the beaches in both towns, to assess the damage.

    Today, if one were to visit the beach at low tide, one can easily see the sandbars just offshore, where the "lost" sand has been deposited.  In many cases, one can see the shape of the beach improving, as some of this sand is returned by the waves.  Though the groins in Bay Head were largely exposed after the storm, as of this writing, they are now mostly covered by sand.

    Market

    October has remained busy in Bay Head and Mantoloking, with a number of properties going under contract and/or closing.  While there are new listings, at this moment, inventory is lagging slightly behind. Bay Point Harbour has been quiet lately, with only one recent sale there, and no new listings.

    Our most recent closing was the sale of our listing at 340 Main Avenue, Bay Head (asking $2,200,000, sold for $2,186,000), thank you and congratulations to our clients, both the sellers, and the buyers!

    We have a number of closings scheduled for the upcoming months, and the prospect of some likely new listings, but nothing that we can share at the moment!
