    We hope that you've had a good September, and that your fall is off to a good start!

    The market remains active, with a slight increase in inventory, helping to keep pace with a similar number of sales - one home sells, another comes on to replace it.  Two specific pieces of recent market news include the sale of our listing at 1090 Barnegat Lane, Mantoloking, and our new listing at 47 Mount Street, Bay Head.  More details can be found below.

    The beaches in both towns have taken a beating during Tropical Storm Ophelia, and the storms that have followed - overall, Mantoloking's beaches are in pretty good shape, Bay Head's are suffering, especially at the north end of town.  You can see some of our recent beach videos on our Youtube channel - videos include aerial and ground views of the beaches, and a recent sunrise (and you may want to subscribe to our channel for future updates). There is also a view of Manasquan Inlet during Ophelia. There is no beach renourishment news to share, other than the fact there has been no further progress - eg - to our knowledge, no contract has been awarded, nor is there a start date.

    In spite of the weather, the Kitchens by the Sea tour in support of Bay Head School went off without a hitch - we are told that it sold out!

    The Bay Head Halloween Parade and Costume Contest is just a month away (October 28th) - details and online registration can be found here.

    Fall/Winter Garbage and Recycling Schedules

    Mantoloking - starting October 2nd - Garbage Monday, Recycling Wednesday, Bulk Pickup, 4th Monday of each month.

    Bay Head - starting October 1st, if you are north of Bridge Avenue, garbage pickup is Monday and Thursday.  South of Bridge Avenue, there is no change - pickup remains on Monday and Thursday. Details here.

    ​ Market ​

    As we hinted at above, the market remains quite healthy - for the most part, properties are going under contract rapidly (within a week or two of going on the market), often with multiple offers.  There are only a handful of exceptions to this, and in general, that is a matter of the properties being priced too high.  As this newsletter was written, there were 12 homes under contract in Bay Head and Mantoloking combined. ​
