    Brielle Market Update - April 2026

    As expected, Brielle is experiencing a healthy spring market! Homes that are appropriately priced continue to sell quickly, sometimes with multiple offers - those that are overpriced tend to sit, in that buyers are well informed about the market.     Brielle Market Update - April 2026

    In Brielle, there were 12 active listings in March 2026, compared with 13 in March 2025. There were 5 new listings, down from 9 a year earlier. The market had 7 sold listings in March, compared with 8 sold listings in March 2025. Pending activity also slowed, with 2 pending listings in March 2026 compared with 10 pending listings in March 2025.

    The absorption rate in Brielle was 2.15 months, down from 2.48 months a year earlier. Active pricing moved higher year over year, with an average list price of $3,030,167 and a median list price of $2,650,000, compared with $1,451,608 and $1,249,000 in March 2025.

    Closed-sale pricing was relatively steady year over year. The average sale price in March 2026 was $1,276,036, compared with $1,273,131 in March 2025. The median sale price was $1,200,000, compared with $1,225,000 a year earlier. Homes that sold spent an average of 36 days on market, down slightly from 38 days last year, while the median days on market was 23 days, up from 15 days.

    Brielle Market Highlights - March 2026

    Brielle entered March 2026 with 12 active listings and added 5 new listings during the month. The market recorded 7 sales and 2 pending listings. Compared with March 2025, inventory was slightly lower, new listing activity was lower, and pending activity was down. At the same time, both the average and median list price for active homes were higher than they were one year ago.

    Bottom Line

    The March 2026 data shows that the Brielle real estate market remained active, with 7 closed sales during the month and a lower absorption rate of 2.15 months. Inventory stayed relatively tight, while active listing prices were higher than the same month last year. Pending activity was lower year over year, but closed-sale pricing remained fairly stable.
