    Brielle Market Update - February 2026

    February 2026 • Looking back at January 2026 Brielle residential real estate

    January in Brielle continued to feel like a small-sample, high-price market—where just a handful of sales can swing the pricing numbers. Here’s what stood out most.

    The top 3 takeaways (and why they matter)

    1) Homes moved fast

    Average Days on Market: 8 days (down from 40 days last January) — that’s an 80% faster pace.

    What this means: When the right home hits the market (price + condition + location), buyers are still pouncing quickly. For sellers, preparation matters more than ever—great photos, strong presentation, and smart pricing can create urgency immediately.

    2) Inventory rose sharply at the high end

    Active listings: 17 (up from 9 last January) — +88.9%.

    What this means: Buyers have more options than they did a year ago, and that usually leads to a little more selectivity. For sellers, this is a reminder: you’re not competing with “last year’s market,” you’re competing with today’s current choices.

    3) Pricing split: list prices up, closed prices down

    • Median active list price: $1,699,999 (up 41.67% year over year)
    • Median sale price: $979,550 (down 16.99% year over year)

    What this means: Brielle’s “small numbers” show up clearly in January—there were only 4 sales total. With limited closings, one or two properties can pull the median up or down. The big picture: sellers are aiming higher (list prices), but closed pricing can vary month-to-month depending on which homes actually sold.


    Quick snapshot (January 2026 vs. January 2025)

    Sold listings: 4 (vs. 7) — -42.9%
    Pending listings: 6 (same as last year)
    Absorption rate: 2.91 months (vs. 1.77) — +64.41%
    Translation: the market is a touch less “pressure-cooker” than a year ago, largely because there are more homes available.

    Bottom line

    Brielle is still rewarding well-priced, well-presented homes with quick sales, but the jump in inventory means buyers have more to compare—so precision matters. If you’re thinking about selling this spring, the strategy is less about “testing the market” and more about launching correctly from day one.
